This quick overview is a buyer-orientation page. Royal Kunia II pricing, floor plans, lottery details, and release dates should be verified against current developer and public-agency updates.
What we know so far
Royal Kunia II is a planned housing development in Waipahu. A 2027 timeline circulated widely in 2025, but the schedule has since shifted — see the August 2026 update below before planning around any date. Haseko Development (the builders behind Ocean Pointe and Ho'akalei) plans to build approximately 1,850 homes on 500 acres north of the current Royal Kunia neighborhood.

Quick Facts
Number of Homes: ~1,850 total
Home Types: Single-family (3-4 bed) & townhomes
Affordable Units: 555 homes (30%) at reduced prices
Builder: Haseko Development (Ocean Pointe, Ho'akalei)
Ownership Type: Fee simple (you own the land)
Community Features: Park, potential school, shopping
Update — August 2026
On July 21, 2026, the State Land Use Commission granted the developer's request to amend the deadline for completing offsite infrastructure (docket A92-683). That infrastructure work was the basis for the 2027 expectation, so the timeline below is best read as “not before” rather than “on schedule.” No developer statement since has confirmed a sales date.

Location: Why Central O'ahu?
Royal Kunia II sits on elevated terrain (400-600 feet) in Waipahu, offering cooler temperatures and better views than low-lying coastal developments. The location provides quick access to H-1 freeway and shorter commutes to Honolulu compared to 'Ewa or Kapolei neighborhoods.
Commute & Access
Climate: 3-5°F cooler than coastal areas
Freeway: 3-5 minutes to H-1
Honolulu: 25-30 min (off-peak) / 45-60 min (rush hour)
Schofield Barracks: 15-20 min
Pearl Harbor: 15-20 min
Shopping: Royal Kunia Shopping Center & Walmart (currently open)
Key benefit: Unlike other new developments where retail comes years later, Royal Kunia Shopping Center (Times Supermarket, restaurants, services) is already operational.
When Can I Buy? Expected Sales Timeline
Here is the dated public record for this project, and what still has to happen before any home can be sold:
Where the project actually stands
2020: Haseko acquires the residential portion of the Royal Kunia II site
Dec 26, 2025: Developer files a motion with the Land Use Commission to amend the offsite-infrastructure deadline
Apr 8, 2026: Land Use Commission hears the motion
Jul 21, 2026: Land Use Commission grants the amendment — the foundation of the 2027 expectation shifts
Next: Grading and subdivision permits, then registration of a public offering with the state (required before any sales contract can be signed)
Sales: No confirmed date. We update this page when the record changes.
Timeline Uncertainty: Construction projects often face delays. Additionally, the Department of Hawaiian Home Lands is considering purchasing the land for Native Hawaiian homesteads, which would change who can buy and when. As of our August 2026 review, no completed sale has been announced publicly. We're monitoring Hawaiian Homes Commission agendas and will notify you immediately if anything changes.

Three ways to buy:
