Oʻahu Real Estate Market Update, September 2026

September 2026 Oʻahu housing update for single-family homes and condos, including sales, prices, inventory, months of supply and pending sales.

September 2026 favored sellers of well-priced single-family homes on Oʻahu and gave condo buyers plenty of room to choose. Single-family homes spent a median of 16 days on the market, and sellers received a median 99.4% of their original asking price. Condo inventory is far above its level of three years ago, so buyers can compare many more listings. Pending sales suggest activity may slow ahead, especially for condos.

Single-family homes

Closed sales rose while the median price fell, and that price decline covers one month. Year to date, the median single-family price is $1.18 million, up 3.1% from last year and 7.3% from two years ago. These are median prices, so they do not show how any individual home changed in value.

Single-family inventory grew from 592 units in September 2023 to 798 now. Low supply and quick sales keep the advantage with sellers of desirable, well-priced homes.

Condos

Condo closed sales declined 8.1% from a year ago while inventory rose. Inventory stood at 1,194 units in September 2023 and has more than doubled since. Buyers have far more choices than they had three years ago.

What to watch in pending sales

Closed sales reflect contracts signed earlier, so pending sales give a more current view. Condo pending sales fell far more than single-family pending sales. Inventory already in escrow declined 14.3% for single-family homes and 20.0% for condos. These figures suggest activity ahead may slow, particularly in condos.

What this means for buyers

Single-family buyers still face relatively limited choices and competition for desirable homes. Because sellers received close to their original asking price, buyers may find limited room to negotiate. Since well-priced homes moved quickly, a buyer who likes one may have little time to decide.

Condo buyers can take more time, compare more listings and often negotiate from a stronger position. Before making an offer, compare each condo's price, condition and value with the others you have seen. You can search Oʻahu homes for sale with Team Wong.

What this means for sellers

Single-family sellers benefit most when a home is well priced, so ask how your price compares with recent sales. Condo sellers compete with a much larger pool of listings. Buyers can pass over a condo and choose another if its price, condition or value is not competitive.

Before you set a condo price, compare your unit's price, condition and value with other active condo listings. You can talk with Team Wong about buying or selling

About these numbers

These figures cover Oʻahu for September 2026, with single-family homes and condos reported separately. Percentage changes compare September 2026 with September 2025 unless another period is stated. The data comes from the Honolulu Board of REALTORS® (Oʻahu MLS data) and covers resales of existing properties, so new home sales are excluded. Closed sales are known only after escrow closes, and the time between signing a contract and closing is usually one to three months.
